What's included in your pre/end of tenancy cleans?

Our pre/end of tenancy cleaning service is a full deep clean of your property. This includes, but is not limited to:

  • • Inside windows (if reachable) and uPVC inside frames cleaned
  • • Carpets vacuumed then steam cleaned* with our professional cleaning machines.
  • *Please see the frequently asked questions below about carpet cleaning on a pre/end of tenancy clean
  • • Oven, hob, and extractor deep cleaned including filters
  • • All kitchen appliances (such as microwave, fridge freezer, dishwasher), work surfaces, cupboards inside and outside
  • • Kitchen tiling and splashbacks wiped down and polished
  • • Internal doors and jambs wiped down
  • • Skirting boards and woodwork wiped down
  • • Light shades and surfaces dusted
  • • Radiators wiped down
  • • Sockets and light switches wiped down
  • • Ceiling and wall cobwebs removed. We do not wipe down walls or ceilings unless for instance there's food splashes on the wall where a bin was situated
  • • All bathrooms and/or en-suites deep cleaned including tiled areas
  • • All other rooms for example: living room, dining room, bedrooms fully cleaned
  • • For a furnished rental property, we also dust and wipe the furniture including inside drawers and cupboards, and vacuum sofas. Rugs will be vacuumed.

We know you just want your home clean and sparkling, but we have a few frequently asked questions for you to familiarize yourself with.

We also want to be sure we are the right cleaning company for you, and that the clean will run smoothly on the day!

YES. This is non-negotiable. We require running hot water from the taps, and a continual supply of electric to clean your property. This must be in place before 8am, when we arrive at your home to clean.

Squeak and Bubbles requires a designated parking space for the duration of a clean.
Normally, most of our customers have a designated parking space or provide a visitor permit badge for the day. If this is not possible, there may be an additional charge.
It is important for us to be able to park as close to the property/building as possible so we can carry our materials and machinery. The sooner we are notified of the need for us to arrange parking, the more time we have to locate and pre-book a bay/space with Leeds City Council for example.
We reserve the right to cancel works if parking facilities have not been pre-arranged before we arrive. We will also not park on privately owned land or car park unless we have explicit permission to park within a designated space.

No. For our cleans to be passed by your agent, and for our guarantee to remain valid, you must have fully vacated with no personal belongings left inside the property. For pre-tenancy cleaning, we still prefer the property to be as empty as possible for you to receive the through deep cleaning service we provide. If you have questions in relation to this, please inform us as soon as possible during the quotation process so we can advise as best we can.

Yes, we will clean your oven. Also the hob, and the extractor including cleanable filters.

Yes we clean the fridge freezer. Fridge freezers must be switched off, defrosted, and free from ice water at least 24hrs before our arrival, so the inside can be thoroughly cleaned and aired. If it is not free from ice, we will only clean the outside.

We do not wash down full walls or ceilings. Food spills and similar will be wiped down where possible, unless there's a risk of damage to paintwork or wallpaper. Mould on walls or ceilings can be very hard to remove and can damage plaster, paintwork and wallpaper. We will inform you on the day if we can make an attempt to remove any, if at all. It will often re-appear pretty quickly, especially if it’s caused by a structural problem which the landlord will need to be made aware of.

While we endeavour to remove mould from kitchen, bath and sink sealant, and tile grout, sometimes full removal will not be achievable as mould can eat into the sealant or grouting. We do our best to remove as much mould as possible and as safely as possible within the time we are at your property.

Depending on the condition and size of your home, a deep clean can take one or two full days to complete. We like to arrive at 8am. Sometimes a full day can be 12 hours.. We are thorough!

We supply and use all our own cleaning materials and machinery. You don’t need to worry about a thing. Our pre/end of tenancy cleaners in Leeds are fully equipped!

All kitchen crockery, glassware, cookware, plates, mugs and similar will not be cleaned. If the kitchen cupboards are full, we will only clean the cupboard fronts.

We do not generally provide this service. However, if you require furniture or rubbish to be removed from a property before a deep clean, and would like us to quote for this as well as a deep clean, please let us know and we can quote separately to factor in the costs of extra men, skip hire, and extra time to do this.

For full a property deep clean, we automatically clean all the carpets (if there are any carpets) as an added bonus. Be assured you receive exactly the same high quality carpet cleaning service as those who pay us specifically for carpet cleaning!

It all depends on if the fibres are permanently stained, and how much liquid has soaked through to the backing as to whether a stain can be removed fully. And we don’t know this until we have made an attempt. Therefore unfortunately we cannot guarantee stain removal – no professionally trained carpet cleaner should guarantee stain removal.
What we can guarantee that all the dirt will be taken out of your carpets, and we love to show you the dirty water at the end!
Squeak and Bubbles always talks through expected results with you before starting any works.
The hot water extraction method is the best method for removing stains, ground in dirt, and odours. Even tough to remove stains like chocolate, mud or remains of pet deposits can be removed. We always give you advice and expected results before any work is started. If you have inherited your carpets when you moved in, we do not know what lies in your carpets, such as stains which have been treated with stain removers (eg: Vanish) in the past, that may re-appear during our cleaning process, which is out of our control and therefore we are not responsible if this occurs.
When a customer accidentally spills liquid, the liquid not only sits on top of the carpet fibres and can permanently stain them but, if the customer cannot blot and absorb as much liquid up as possible and as quickly as they can, the liquid sinks down the fibres and into the backing material of the carpet, and can also sink deeper into the underlay or the floor underneath. The liquid then has nowhere to go and sits there until it dries out or goes mouldy – what a thought!
Admit it, spills are inevitable, we all do it even if we have the best of intentions. A customer can’t put the onus on a carpet cleaner to remove a stain they caused, when the carpet cleaner explains fully why they cannot guarantee to remove it.
After we attempt stain removal using the professionally advised methods, and while the carpet is then drying, the stain can ‘wick back’ meaning it starts to lift up from the backing and up the fibres to the surface again.
It all depends on if the fibres are permanently stained, and how much liquid has soaked through, as to whether a stain can be removed fully. And we don’t know this until we have made an attempt. Therefore unfortunately, as already stated, we cannot guarantee stain removal – no professionally trained carpet cleaner should guarantee stain removal.

Squeak and Bubbles are licensed to treat all textile insect pests such as fleas and moths. We offer flea/insect treatment, but this is an extra cost, and you must inform us before-hand if you require this. It may be we have to carry out a treatment at the property in the days before carrying out a deep clean. However using our training and experience we always carry out a full survey before starting any extra treatments.

In short, no. We just need access to the property. We can either meet someone at the property when we arrive, or another option is to arrange key collection from yourself locally or an agency. Sometimes customers post us the keys. After the clean we can post the key thru the letterbox or return the keys elsewhere locally. We do prefer to meet you after the clean on the same day, so we can be sure you are satisfied with our work. Please see our payment page for how to pay us, and terms and conditions.

Squeak and Bubbles do not offer a 'light' cleaning service or regular cleaning services. We only specialise in full deep cleans when vacating your property, or before moving into a property.
